Tenant Finder - Bronze Service
• Advice on letting your property
• Rental valuation, provision of property details with colour photographs
• Advertising of your rental property in local publications/on our website
• Accompanied viewings and finding of a suitable Tenant
• Status enquiries/reference and credit check of prospective Tenants
• Obtaining security deposit/rent in advance
• Preparing Tenancy Agreement and Legal Notices
• Arranging transfer of Utilities to Tenant’s name
• Advising on compliance with Safety Regulations for Gas/Electricity supplies
• Arranging energy performance certificate (chargeable)
• Arranging annual gas safety checks (chargeable)
• Arranging annual electrical safety checks (chargeable)
• Organising the Inventory and Check-In/Out (chargeable)

Rent Collection - Sliver Service
• Includes Bronze Service
• Collecting monthly rental payments and providing monthly accounting to Landlords

Full Management - Gold Service
• Includes Bronze & Sliver Services
• Periodic inspection of the property and reporting of any problems
• Obtaining competitive quotations arrange for necessary repairs/maintenance to be carried out

Guaranteed Rent - Platinum Service
This service offers you the minimal involvement and ensures that your rent is GUARANTEED
• We will visit your property and discuss the GUARANTEED rent with you for a fixed term
• KILOSTATE WILL GUARANTEE your RENT every month even during void periods*
• The monthly rent will be paid directly into the landlord’s bank account
